O ativo invis=C3=ADvel do im=C3=B3vel do futuro
Saiu nesta semana o novo relat=C3=B3rio Global Wellness Economy Monitor 202=
5, do Global Wellness Institute - e eu trago aqui, quase em tempo real, os =
n=C3=BAmeros que interessam para arquitetura, design e mercado. A economia =
do bem-estar acaba de ganhar um novo n=C3=BAmero para ningu=C3=A9m mais cha=
mar de nicho: US$ 6,8 trilh=C3=B5es em 2024. Cresceu 7,9% em um ano, j=C3=
=A1 =C3=A9 maior que turismo, TI, economia verde e esportes e responde por =
6,1% do PIB global. Se mantiver o ritmo previsto, chega perto de US$ 10 tri=
lh=C3=B5es em 2029. Dentro desse bolo, um setor dispara: o bem-estar imobil=
i=C3=A1rio. Chamado de wellness real estate pelo relat=C3=B3rio, ele j=C3=
=A1 movimenta US$ 548,4 bilh=C3=B5es e foi o segmento que mais cresceu nos =
=C3=BAltimos cinco anos: alta m=C3=A9dia anual de 19,5% entre 2019 e 2024, =
mais que dobrando de tamanho no per=C3=ADodo. A previs=C3=A3o segue acelera=
da, com crescimento projetado de 15,2% ao ano at=C3=A9 2029. Traduzindo: en=
quanto o mundo discute sa=C3=BAde mental, burnout, clima e cidades invi=C3=
=A1veis, o mercado responde na base do tijolo. Casas, condom=C3=ADnios, edi=
f=C3=ADcios corporativos e bairros inteiros cada vez mais s=C3=A3o desenhad=
os com luz natural, ar de qualidade, mobilidade ativa, =C3=A1reas verdes, e=
spa=C3=A7os de encontro e materiais saud=C3=A1veis - n=C3=A3o como b=C3=B4n=
us, mas como ponto de partida. N=C3=A3o =C3=A9 mais =E2=80=9Cspa no rooftop=
=E2=80=9D como extra; =C3=A9 arquitetura como infraestrutura de sa=C3=BAde.=
O relat=C3=B3rio mostra que o bem-estar imobili=C3=A1rio deixou de ser pro=
jeto de exce=C3=A7=C3=A3o para entrar no core business de incorporadoras e =
fundos, atravessando tipologias: residencial, corporativo, aluguel, moradia=
estudantil, terceira idade, habita=C3=A7=C3=A3o acess=C3=ADvel. A l=C3=B3g=
ica =C3=A9 simples: ambientes que adoecem ficam caros demais - para governo=
s, empresas e pessoas. Ambientes que cuidam viram ativo. Outro dado importa=
nte: entre os 11 setores mapeados, wellness real estate e sa=C3=BAde mental=
s=C3=A3o os que mais crescem - sinal claro de que o bem-estar deixou de se=
r servi=C3=A7o =E2=80=9Canexado=E2=80=9D ao im=C3=B3vel e passou a ser o pr=
=C3=B3prio programa. Ou seja: n=C3=A3o basta ter academia; =C3=A9 repensar =
planta, vizinhan=C3=A7a, percursos, ru=C3=ADdo, microclima. Para quem proje=
ta, desenvolve e vende espa=C3=A7os, o recado =C3=A9 direto: o metro quadra=
do que ignora bem-estar est=C3=A1 ficando velho r=C3=A1pido. O futuro pr=C3=
=B3ximo se mede em fluxo de luz, qualidade do ar, sil=C3=AAncio poss=C3=ADv=
el, conviv=C3=AAncia real - e na capacidade de entregar tudo isso sem cara =
de modismo, mas de novo padr=C3=A3o. Se o espa=C3=A7o n=C3=A3o cuida de que=
m vive nele, n=C3=A3o =C3=A9 bem-estar - =C3=A9 passivo travestido de ativo.
Gera=C3=A7=C3=A3o X: o luxo que paga a conta (e quase ningu=C3=A9m olha)
Enquanto o mercado segue obcecado por millennials e Gen Z, uma pesquisa da =
OpinionWay para a Publicis Luxe recoloca a Gera=C3=A7=C3=A3o X no centro da=
conversa. Nascidos entre 1960 e 1980, 45-65 anos, top 10% de renda em Fran=
=C3=A7a, EUA, Emirados e China: s=C3=A3o eles hoje os maiores gastadores do=
luxo, mais afluentes que os mais jovens e em n=C3=BAmero maior que os boom=
ers. Enquanto o marketing enlouquece atr=C3=A1s da Gen Z com col=C3=A1geno =
em dia, quem ainda paga a maior parte da conta do luxo est=C3=A1 aqui. O es=
tudo desmonta o clich=C3=AA do =E2=80=9CX c=C3=ADnico e deprimido ao som de=
Radiohead=E2=80=9D. A palavra que mais aparece =C3=A9 outra: otimismo. Ele=
s se enxergam numa =E2=80=9Csegunda juventude=E2=80=9D, investem em bem-est=
ar, hospitalidade, viagens, experi=C3=AAncias que prometem serenidade e lon=
gevidade - e levam a fam=C3=ADlia junto. N=C3=A3o =C3=A0 toa se definem com=
o =E2=80=9Cgera=C3=A7=C3=A3o sandu=C3=ADche=E2=80=9D: pagam a conta dos pai=
s e dos filhos, s=C3=A3o o elo entre tr=C3=AAs gera=C3=A7=C3=B5es ao mesmo =
tempo. Digital? Muito. Ing=C3=AAnuos? Zero. A Gen X =C3=A9 o grupo que mais=
cresce no TikTok, compra tecnologia, mas n=C3=A3o aceita ser tratada como =
ticket. Continua preferindo loja f=C3=ADsica, atendimento humano, personal =
shopper, WhatsApp com nome e sobrenome. S=C3=A3o leais, por=C3=A9m pouco to=
lerantes com muitas mudan=C3=A7as e volatilidade de discurso: gostam de mar=
cas que sabem quem s=C3=A3o. Na pr=C3=A1tica, s=C3=A3o a =E2=80=9Cinvisible=
generation=E2=80=9D: 45% s=C3=A3o compradores de moda de luxo e 36% est=C3=
=A3o no topo da faixa de renda entre todas as gera=C3=A7=C3=B5es analisadas=
. Mesmo assim, aparecem mais como pais de target do que como target. Aforis=

Nesta entrevista, sua voz ajuda a reposicionar o que chamamos de luxo no d=
esign e na arquitetura de hoje.
1. Sua filosofia de =E2=80=9Cedi=C3=A7=C3=A3o como m=C3=A9todo=E2=80=9D pro=
p=C3=B5e menos elementos e mais inten=C3=A7=C3=A3o, quase um ant=C3=ADdoto =
aos excessos do tempo em que vivemos. Nesse contexto, o que ainda faz senti=
do chamar de luxo? E como o luxo se manifesta hoje em mat=C3=A9ria, forma e=
experi=C3=AAncia?
O luxo, para mim, deixou de estar ligado =C3=A0 ostenta=C3=A7=C3=A3o ou ao =
excesso. Ele se manifesta na inten=C3=A7=C3=A3o, no tempo investido, na aut=
enticidade dos materiais e na delicadeza de um gesto. O =E2=80=9Cmenos=E2=
=80=9D n=C3=A3o =C3=A9 uma ren=C3=BAncia, mas um refinamento. =C3=89 o que =
permanece quando o sup=C3=A9rfluo se esvai. Hoje, o luxo =C3=A9 sentir mat=
=C3=A9ria e tempo coexistindo: o toque do bronze fundido, o brilho imperfei=
to da seda, a experi=C3=AAncia de algo feito com sentido. =C3=89 uma busca =
por sil=C3=AAncio est=C3=A9tico e profundidade emocional, um ant=C3=ADdoto =

Vejo uma curiosidade genu=C3=ADna pelo Brasil, n=C3=A3o apenas pela est=C3=
=A9tica tropical, mas pela densidade po=C3=A9tica da nossa produ=C3=A7=C3=
=A3o. Nos =C3=BAltimos quinze anos, a relev=C3=A2ncia do mobili=C3=A1rio mo=
dernista brasileiro reacendeu o interesse internacional e abriu espa=C3=A7o=
para uma nova gera=C3=A7=C3=A3o de criadores. Esse movimento, somado =C3=
=A0 representatividade dos irm=C3=A3os Campana, colocou os holofotes sobre =
o design brasileiro como um todo. Hoje, h=C3=A1 um reconhecimento crescente=
de que o nosso design traduz emo=C3=A7=C3=A3o, corporeidade e imperfei=C3=
=A7=C3=A3o, e isso ressoa no mundo. O que ainda falta =C3=A9 estrutura: mai=
s galerias, mais colecionadores locais, pol=C3=ADticas que sustentem uma ca=
deia de valor. Temos uma for=C3=A7a criativa imensa, mas muitas vezes fragm=
entada. Falta continuidade institucional para que o olhar global encontre c=
onsist=C3=AAncia.
3. A internacionaliza=C3=A7=C3=A3o do trabalho criativo exige mais do que t=
alento. Na sua vis=C3=A3o, o que um profissional brasileiro precisa desenvo=
lver, al=C3=A9m de uma linguagem est=C3=A9tica, para conquistar relev=C3=A2=
ncia fora do pa=C3=ADs?
Para conquistar relev=C3=A2ncia fora, o talento =C3=A9 o ponto de partida, =
mas =C3=A9 preciso estrat=C3=A9gia, consist=C3=AAncia e clareza narrativa. =
Um profissional brasileiro precisa construir pontes, compreender o ritmo de=
cada mercado, adaptar sua linguagem sem diluir sua ess=C3=AAncia. =C3=89 p=
reciso tamb=C3=A9m entender o design como um sistema: log=C3=ADstica, repre=
senta=C3=A7=C3=A3o, comunica=C3=A7=C3=A3o, posicionamento. A internacionali=
za=C3=A7=C3=A3o exige n=C3=A3o apenas fazer bem, mas comunicar com precis=
=C3=A3o o que se faz.
4. Como mulher em um campo ainda marcado por estruturas tradicionais, o que=
foi preciso romper, em voc=C3=AA e no mercado, para ocupar espa=C3=A7os de=
lideran=C3=A7a e autoria?
Acho que o principal rompimento foi interno. Foi entender que a sensibilida=
de e a intui=C3=A7=C3=A3o, muitas vezes vistas como femininas, s=C3=A3o, na=
verdade, for=C3=A7as de lideran=C3=A7a. No mercado, foi necess=C3=A1rio oc=
upar espa=C3=A7o sem pedir permiss=C3=A3o. Mostrar que a autoridade pode vi=
r de outro lugar, da escuta, do cuidado, da coer=C3=AAncia est=C3=A9tica. A=
lideran=C3=A7a feminina no design ainda =C3=A9 um campo de afirma=C3=A7=C3=
=A3o, mas acredito que, quanto mais deixamos de provar e passamos a simples=
mente ser, mais transformamos o sistema.
Quando o design decide brigar com a Rolex
Eu ia fazer s=C3=B3 uma nota de rodap=C3=A9 sobre o novo Seamaster Planet O=
cean. =E2=80=9CMais um rel=C3=B3gio=E2=80=9D, pensei. A=C3=AD fui atr=C3=A1=
s dos porqu=C3=AAs - adoro fazer isso: materiais, desenho, estrat=C3=A9gia =
- e descobri que n=C3=A3o era lan=C3=A7amento, era aula. De marca, de produ=
to, de p=C3=BAblico-alvo. Daquelas que dariam uma webmart inteira. Ent=C3=
=A3o virou mat=C3=A9ria.
A nova luneta de cer=C3=A2mica laranja da OMEGA =C3=A9 resultado de anos de=
desenvolvimento nos ateli=C3=AAs su=C3=AD=C3=A7os para chegar a um tom que=
quase todas as marcas evitam. Cer=C3=A2mica laranja =C3=A9 notoriamente di=
f=C3=ADcil: um deslize e tudo parece pl=C3=A1stico barato. Aqui, ela vira a=
ssinatura. E n=C3=A3o em uma s=C3=A9rie limitada de colecionador, mas em mo=
delo de linha. Isso muda o jogo: =C3=A9 confian=C3=A7a no design, n=C3=A3o =
s=C3=B3 na engenharia. H=C3=A1 tamb=C3=A9m uma integra=C3=A7=C3=A3o cuidado=
sa da heran=C3=A7a. Em vez de uma reedi=C3=A7=C3=A3o vintage nost=C3=A1lgic=
a - recurso que o nosso setor adora reverenciar - a OMEGA traz o DNA de 195=
7 para um desenho totalmente atual. Mostrador fosco, ponteiros em ponta de =
flecha, escala do bisel em esmalte branco: c=C3=B3digos puros do Planet Oce=
an, executados com simplicidade e precis=C3=A3o contempor=C3=A2nea. Tradi=
=C3=A7=C3=A3o como vocabul=C3=A1rio, n=C3=A3o como fantasia de =C3=A9poca. =
O que torna essa mudan=C3=A7a relevante =C3=A9 a escala. Levar essa complex=
idade de materiais para um produto principal =C3=A9 apostar que o comprador=
de rel=C3=B3gio de luxo quer personalidade e tradi=C3=A7=C3=A3o ao mesmo t=

ado do mundo. Tamb=C3=A9m h=C3=A1 uma clareza de p=C3=BAblico - defini=C3=
=A7=C3=A3o de target que ainda =C3=A9 conquista urgente para boa parte do m=
ercado de design de mobili=C3=A1rio. O Planet Ocean fala com quem j=C3=A1 t=
em =C3=ADcone no pulso, mas busca algo mais autoral, quase arquitet=C3=B4ni=

g><span> acaba de ganhar um novo número para ninguém mais chamar =
de nicho: US$ 6,8 trilhões em 2024. Cresceu 7,9% em um ano, já &#=
233; maior que turismo, TI, economia verde e esportes e responde por 6,1% d=
o PIB global. Se mantiver o ritmo previsto, chega perto de US$ 10 trilh=
5;es em 2029. Dentro desse bolo, um setor dispara: o </span><strong>bem-est=
ar imobiliário</strong><span>. Chamado de </span><em><strong>wellness =
real estate</strong></em><span> pelo relatório, ele já movimenta =
</span><strong>US$ 548,4 bilhões</strong><span> e </span><em>foi o seg=
mento que mais cresceu nos últimos cinco anos: alta média anual d=

os entre 1960 e 1980, 45-65 anos, top 10% de renda em França, EUA, Emi=

do luxo, mais afluentes que os mais jovens e em número maior que os bo=
omers</strong></em><span>. Enquanto o marketing enlouquece atrás da</s=

parte da conta do luxo está aqui. O estudo desmonta o clichê do =

#8221;. A palavra que mais aparece é outra: </span><strong>otimismo</s=
trong><span>. Eles se enxergam numa “</span><em>segunda juventude</em=
><span>”, investem em bem-estar, hospitalidade, viagens, experiê=
ncias que prometem serenidade e longevidade - e levam a família junto.=
Não à toa se definem como “</span><em>geração sa=
nduíche</em><span>”: pagam a conta dos pais e dos filhos, sã=
;o o elo entre três gerações ao mesmo tempo. Digital?</span>=
<em> Muito. </em><span>Ingênuos?</span><em> Zero</em><span>. A </span>=
<strong>Gen X</strong><span> é o grupo que mais cresce no TikTok, comp=
ra tecnologia, mas não aceita ser tratada como ticket. Continua prefer=
indo loja física, atendimento humano, personal shopper, WhatsApp com n=
ome e sobrenome. </span><strong>São leais, porém pouco tolerantes=
com muitas mudanças e volatilidade de discurso: gostam de marcas que =
